Le financement d’un achat immobilier en Thaïlande
Le paiement se fait comptant et il est très difficile d’obtenir un crédit en Thaïlande à moins de travailler sur place. Les quelques tentatives de financement par des banques Thaïlandaises ou en offshore par Hong Kong se sont révélées peu fiables et trop compliquées à mettre en oeuvre.
La solution peut être un emprunt hypothécaire auprès d’une Banque en France pour peu que vous ayez un bien en France à offrir en garantie. vous pouvez ainsi emprunter les fonds manquants au financement de votre achat tout en profitant des taux d’intérêts très bas en ce moment. L’avantage, votre préteur est proche de vous, la réglementation française s’applique et votre prêt est souscrit en euros, vos remboursements seront toujours les mêmes dans le cas d’un taux fixe, ils ne varieront pas en fonction des fluctuations monétaires.
Autre alternative mais peu fréquente et à manier avec précautions, sur place et dans le cadre d’achat d’un bien neuf, certains promoteurs sérieux et sur de leur projet accordent des crédits constructeurs pouvant aller jusqu’à 8 ans sur un montant de 50% de l’investissement à un taux d’environ 7 à 8%. C’est une solution intéressante car les revenus peuvent suffire à financer l’emprunt et il n’y a aucun frais de change, le prêt et les revenus étant libellés en Bath. Ce système permet également de dynamiser son investissement en achetant une plus grande surface ou encore deux unités et de gagner sur la valorisation du bien certainement supérieure au cout de l’emprunt.

- It will be more convenient for you as the mortgagee is nearby,
- The local legislation of your home country will be applicable, which will be safer, if your are living in a European or an other modern country.
- You will usually take a loan in your home currency, and you will therefore not be facing currency fluctuations. If you take a fixed-rate loan, the monthly payments will then always be the same.
Another option exists, but it is not very usuall and this solution must be handled with great care. If your intention is to buy in a new project, still under construction, some developers can propose loans. These loans can run over 8 years maximum, and reach up to 50% of the total purchasing price. The rates are usually around 7 to 8%. It is an interesting option, as the income produced by the property rental can be sufficient to cover the montly payments, and there will be no forex fees as the loan will be referenced in the local currency, as well as the income. This system enables you to dynamise your investment, as you will be able to buy a bigger property, or to buy two units instead of one.
